Commercial Roof Coatings and Restoration

Coatings can be considered when an existing roof is suitable for restoration. Dior Construction helps owners evaluate that option alongside repair, recover and replacement, with the substrate and coverage questions kept clear.

Restoration starts with a suitable roof

A coating is applied over an existing roof as part of a restoration system. It can extend the service of suitable roofing without replacing the entire assembly. That makes coatings relevant to owners evaluating aging metal, modified bitumen, built-up roofing and other compatible substrates that remain sound enough for restoration.

The important condition is suitable. A coating cannot make wet insulation dry, restore a deteriorated deck or make an unsound assembly acceptable. An assessment needs to address the existing roof before selecting a liquid-applied product. Treating coating as a quick answer to every leak leaves the central building problem unresolved.

For a property manager or board, ask why restoration is being recommended. The explanation should connect the existing condition to the proposed preparation, repairs and coating system. It should also explain when the findings would instead support a membrane recover or replacement. This makes the decision about the roof's condition rather than about the appeal of avoiding removal.

Acrylic, silicone and reinforced systems

GAF's coatings catalogue includes acrylic and silicone products, along with other liquid-applied options. Its HydroStop system combines a base coat, reinforcing fabric and finish coat. GAF lists several compatible substrates for that system, including metal, concrete, EPDM, TPO, PVC and asphaltic roofing, subject to the system requirements.

GAF also lists acrylic and silicone approaches for asphaltic roofs and silicone systems for metal. Its Unisil silicone literature identifies resistance to ponding water. These are manufacturer product capabilities, not evidence that any coating can be used on any roof or that a coating resolves the reason water is collecting.

Ask for the actual coating system to be identified, together with its substrate requirements and preparation. A description such as white coating or elastomeric coating is too broad to establish what work is included. The proposal needs to explain the intended system and the roof condition it is designed to address before the owner compares options or coverage.

Moisture and preparation need a written scope

Before restoration, investigate whether moisture is present beneath the existing surface. Infrared investigation or core sampling may be part of the assessment, depending on the roof. Any findings should be carried into the repair and removal scope, rather than treated as separate information that has no effect on the proposed work.

Preparation and adhesion also matter. Ask how the surface will be prepared, how compatibility will be evaluated and which details need repair before the coating is applied. Seams, penetrations and existing repair areas should be part of the discussion. A coating proposal should describe a restoration system, not merely name a material to be spread over the roof.

For an occupied property, discuss roof access and building operations as well. Equipment service routes, air intakes and tenant communication belong in the planning conversation. The assessment should identify what the roof needs, while the bid explains how the intended work relates to the practical use of the building during the project.

GAF coatings guarantees require separate certification

GAF uses CoatingsPro and CoatingsPro+ as a separate contractor certification track for coatings and liquid-applied systems. GoldElite commercial roofing certification alone does not establish eligibility to offer GAF coatings guarantees. Owners should verify the applicable coatings certification and program when reviewing a guarantee proposal for any liquid-applied system.

GAF identifies its Liquid-Applied Emerald Pledge Limited Warranty with CoatingsPro and CoatingsPro+ contractors. It identifies coatings Diamond Pledge NDL eligibility with CoatingsPro+. Those distinctions concern the contractor track as well as the qualifying system. Do not assume that a general commercial roof guarantee statement applies to a restoration proposal.

If manufacturer coverage is part of an option under consideration, ask for the applicable certification, the exact program and the qualifying assembly to be identified in writing. Product availability, a proposed restoration method and guarantee eligibility are separate matters. The issued coverage terms control the protection available; a GoldElite badge by itself cannot answer the coatings guarantee question for a building owner.

Compare coating with repair, recover and replacement

A localized problem on an otherwise serviceable roof may call for repair rather than a broad restoration project. A sound, compatible roof may deserve a coating evaluation. A roof suitable to remain beneath a new membrane may support a recover option. Moisture and deterioration can instead require removal and replacement.

These choices should respond to the same assessment. Ask each option to state what it leaves in place, what it removes and how known deficiencies are addressed. A coating bid and a replacement bid should not be treated as equivalent scopes simply because each is intended to address leaks.

For asphaltic roofs, coatings can be part of a preservation strategy when the assembly is suitable. The modified bitumen repair guide explains why diagnosis comes before surface treatment. For an existing rubber roof, our EPDM services page covers repair and conversion alternatives. Neither an old roof nor a dark surface alone establishes that restoration is the appropriate investment.

Bring condition records to the assessment

Share existing roof plans, leak records, previous repairs and available manufacturer information. Identify any areas that have already been surveyed for moisture and provide the findings if available. Tell the contractor whether you are exploring restoration, responding to active leaks or comparing options for a future capital project.

For a board review, request a scope that identifies the substrate, preparation, required repairs and proposed coating system. Ask what remains unresolved and what would change the recommendation. Any guarantee discussion should identify the separate eligibility requirements instead of relying on a general statement about commercial contractor certification.

Questions / Answers

Before the work begins.

Can a roof coating stop every commercial roof leak?

No. Coatings require a suitable existing assembly and proper preparation. Wet insulation, deterioration and underlying defects must be addressed rather than covered over.

Can modified bitumen or BUR be coated?

Potentially. GAF lists acrylic and silicone systems for asphaltic roofs, but suitability depends on moisture, substrate condition, compatibility and preparation.

Can an EPDM roof receive a coating?

A compatible system may be possible. GAF lists EPDM among HydroStop substrates, but the existing roof and system requirements still need evaluation.

Does GoldElite status include GAF coatings guarantees?

No. GAF coatings guarantees require the separate CoatingsPro or CoatingsPro+ certification track and a qualifying system. GoldElite status alone does not establish that eligibility.

What should a restoration bid identify?

It should identify the existing substrate, moisture findings, preparation, required repairs and proposed coating system. Any guarantee should name the applicable program and its separate eligibility requirements.

Is silicone a substitute for addressing roof drainage?

No. GAF identifies ponding-water resistance for certain silicone products, but the reason water collects and the condition of the assembly still need assessment.
