Modified Bitumen Roof Repair and Maintenance

An aging asphaltic roof deserves diagnosis before a repair product or replacement system is selected. Dior Construction helps property teams evaluate the visible problem, moisture beneath the surface and the scope needed to address both.

Start with the failure rather than a repair label

Modified bitumen roofs can develop open laps, blisters, granule loss and surface cracking sometimes described as alligatoring. Chemical exposure and water collection may also be relevant to an assessment. These findings do not all call for the same repair, and a visible defect alone does not establish the condition of the full assembly.

Begin with the leak history and the location of affected spaces. Provide previous repair records and available roof information, including whether the existing system is SBS or APP. If that information is uncertain, ask for it to be established rather than assuming every asphaltic sheet can receive the same repair material.

The modified bitumen hub explains the older asphaltic system family, and the SBS and APP comparison explains why material identification matters. For an owner, the purpose of an assessment is to connect the observed failure to an appropriate scope, not to select a familiar patching label before the existing roof has been evaluated.

Find moisture before closing the surface

A roof repair needs to consider where moisture has gone beneath the visible sheet. Wet insulation must be addressed before patching or restoration can be treated as a complete response. Closing an opening does not make wet underlying material dry, and a new-looking surface cannot establish that the assembly beneath it is sound.

Infrared investigation and core sampling are approaches available for a moisture assessment. The appropriate investigation depends on the roof and the questions being resolved. Ask the contractor to explain the findings, what remains uncertain and how any moisture affects the proposed removal and repair scope.

For a board reviewing work, this is a useful distinction between a localized surface problem and a broader assembly problem. Have the proposal state what is to be removed, what remains and how affected areas will be rebuilt. Keep the findings with the repair records so future decisions are informed by the roof's actual condition rather than by the fact that a patch was installed.

Open laps and blisters need different judgments

An open lap requires evaluation of the seam and the surrounding membrane. Compatible patching or a suitable seam repair may be appropriate, depending on the existing sheet and its condition. Heat-based methods must suit the product and assembly; torch work should not be assumed simply because the roof is modified bitumen.

Blisters require a different judgment. A blister that affects a lap or compromises waterproofing may require corrective work, while a benign blister may be monitored rather than cut open automatically. The assessment should explain the distinction for the actual roof. Owners should not treat every raised area as an instruction to puncture or coat the membrane.

Cold-weather work also needs the current product instructions and suitable installation conditions. A general educational page cannot set one temperature rule for every repair product and method. Ask how the proposed approach follows the relevant requirements. The torch down guide provides application context without turning that method into the default repair for every asphaltic roof.

Coating can restore a suitable assembly

GAF lists acrylic and silicone coating systems for asphaltic roofing. A compatible coating may be worth evaluating when the existing roof is sound enough for restoration and the assembly is dry. Surface preparation, adhesion and repair of details belong in that scope before the coating is applied.

Coating is not a substitute for removing wet insulation or addressing deteriorated material. Ask why the existing condition supports restoration and which repairs are needed first. A broad description such as elastomeric coating does not identify the complete system, preparation or intended substrate requirements. Our coatings guide explains those distinctions.

GAF coatings guarantees also require separate certification. CoatingsPro and CoatingsPro+ are distinct from GoldElite commercial status, and GoldElite alone does not establish coatings guarantee eligibility. Ask about those requirements before assuming a restoration option includes manufacturer coverage. If coverage is part of a proposed restoration option, the applicable contractor designation, qualifying system and actual program need to be identified rather than assumed.

When recover or replacement deserves a comparison

A suitable existing asphaltic roof may support a manufacturer-approved recover using a fleece-back membrane. GAF offers fleece-back TPO and PVC products for certain recover applications. Existing moisture, condition, compatibility and applicable code need review before retained roofing can be accepted as part of the new assembly.

Removal is needed where wet or unsound material cannot remain, and broader replacement may be appropriate when the assessment does not support repair or recover. Ask for the reason to be tied to the findings. Repeated surface treatment should not replace a clear explanation of the underlying condition and the work required to address it.

When replacement is necessary, modern TPO roofing and other single-ply options deserve comparison. TPO and PVC use hot-air-welded seams; EPDM uses adhesive or taped seams. Modified bitumen still offers multilayer redundancy for some demanding uses. The decision should compare complete assemblies rather than assume that older technology must always be removed or that a new membrane solves every underlying issue.

Keep maintenance records useful for the next decision

Arrange inspections and follow-up around the roof's condition, use and known concerns. Ask the assessment to identify areas to monitor and repairs that should be prioritized. Retain photographs, moisture findings, accepted scopes and any guarantee documents together. Useful records help the next property manager understand the roof instead of repeating an uncertain history.

For an active leak, use the emergency repair page and describe the affected spaces and current conditions. For planned work, include your decision timeline, access concerns and available records with the request. A board or owner can then review repair, restoration and replacement options with the same building information in view.

Questions / Answers

Before the work begins.

Can modified bitumen roofing be repaired?

Often, if the assessment supports a compatible repair. The scope should address the failure and any wet or deteriorated underlying material, not just the visible opening.

Does every blister need to be cut out?

No. Blisters that affect laps or waterproofing may need repair, while benign blisters may be monitored. The actual condition should guide the response.

Can a coating repair wet insulation?

No. Wet insulation must be addressed before restoration. Coating the surface cannot dry or restore unsuitable material underneath it.

Can TPO go over an old modified bitumen roof?

Potentially, through a suitable manufacturer-approved recover design. A moisture investigation, condition assessment, code review and compatibility review are required before deciding what can remain.

Does every modified bitumen repair require a torch?

No. The method must suit the existing sheet and approved repair approach. Modified bitumen includes products and assemblies using several different application methods.

When should replacement be considered instead of repair?

Consider it when the assessment shows that repair or a suitable recover cannot adequately address moisture, deterioration or other existing conditions. Ask for a written explanation tied to the findings.
