Torch Down Roofing for Commercial Buildings

Torch down describes an application method used with certain modified bitumen roofing sheets. It is an older asphaltic approach that still has a role, but owners should compare its installation constraints with modern single-ply alternatives.

Torch down is a method, not every asphalt roof

Torch down uses heat to bond a modified bitumen roofing sheet as part of a specified assembly. APP modified bitumen is commonly associated with this method, and some SBS sheets are designed for heat welding. It is inaccurate to treat all modified bitumen as torch applied because other installation methods are also available.

Modified bitumen is asphalt modified with a polymer. APP uses a plastic modifier; SBS uses a rubber modifier. These materials are installed in systems that can include multiple waterproofing layers. The modified bitumen hub explains the broader family, while our SBS and APP comparison explains the material distinction.

For a building owner, ask what sheet and method are actually proposed. A bid that says torch down should also identify the underlying layers, substrate preparation and details. The application name alone does not describe the complete roof or tell you whether the proposed construction suits the building and the people using it.

Why owners still consider asphaltic systems

Modified bitumen is older roofing technology with a continuing commercial role. GAF identifies multilayer redundancy as a reason to consider asphaltic systems. Roofs with demanding service access, many penetrations or sensitive operations can justify evaluating those characteristics rather than dismissing the entire family because newer membranes are available.

Redundancy does not mean the roof is immune to leaks. Seams, flashings, moisture and the underlying condition still need attention. An asphaltic system should be selected because its construction fits the project, not because a thick-looking sheet creates a general impression of durability. Ask how the layers and details support the intended use.

Torch application is one installation route within that discussion. It does not follow that an owner who wants an asphaltic system must accept open-flame work. The specified sheet and assembly may support another method. A clear comparison considers the construction needs and the installation conditions together, rather than making a material preference decide every operational question.

Open flame changes the planning conversation

Torch-applied roofing introduces open flame during construction. That matters for substrate suitability, the work plan and the building's operations. GAF notes that many substrates cannot be torched directly and describes APP installation over appropriate base sheets or thermal barriers. The complete assembly needs to establish a suitable application surface.

Ask the contractor to identify the qualifications, procedures and approvals applicable to the actual work. Current requirements should be confirmed for the project rather than inferred from a general article or an old insurance discussion. Before any torch work, confirm the installer's torch safety training and check that your insurer accepts the proposed method.

For an occupied commercial or multifamily building, include air intakes, access restrictions, equipment and communication responsibilities in the planning discussion. An owner should understand the method before approving it. If flame-related constraints do not suit the property, request alternatives and have the bidder explain what changes in the assembly and scope instead of treating torch work as the only option.

Compare flame-free asphaltic and single-ply options

GAF lists hot-mopped, cold-applied, heat-welded and self-adhered methods for appropriate SBS products. The method depends on the actual sheet and assembly. Do not assume that any sheet can be installed by whichever method seems convenient. Product instructions and the approved design determine what is suitable.

Single-ply membranes provide another route. TPO and PVC use hot-air-welded seams, while EPDM typically uses adhesive or taped seams. These systems offer different membrane characteristics without making open-flame application the central installation method. Building exposure, substrate compatibility and operational needs still need review.

Modern single-ply is a common starting point for commercial roof comparisons because of those seam methods, available reflective surfaces and multiple assembly options. That is a reason to evaluate it, not a national market-share claim or a rule that every asphaltic roof should be replaced. A hybrid system can also combine asphaltic layers with a single-ply surface where a designed combination fits the building.

Repair, recover and service life are different decisions

An existing torch-applied roof may be repairable. Assessment should consider open laps, blisters and the condition beneath the sheet before choosing a patch or broader work. Wet insulation needs to be addressed; surface treatment cannot make it sound. The modified bitumen repair guide explains why diagnosis comes first.

A suitable existing asphaltic roof may also be evaluated for a fleece-back membrane recover. That requires a moisture investigation, code review and manufacturer-approved assembly. A blanket promise to put TPO over torch down is not a condition assessment. Removal may be required when the existing roof cannot appropriately remain.

Avoid treating a guarantee term as a lifespan estimate. Actual service depends on condition, installation, maintenance and the assembly. GoldElite contractors can offer GAF Diamond Pledge NDL guarantees up to 25 years on qualifying systems. Additional requirements apply, and the selected system's eligibility must be established rather than assumed from the words torch down.

Ask for a method comparison with your assessment

A useful request identifies the existing roof, known leak history and whether the building will remain occupied during work. Include any restrictions on construction methods and provide available plans or warranty documents. Ask the assessment to distinguish localized repairs from restoration, recover and full replacement where those options deserve consideration.

If torch-applied work is proposed, request the rationale and an explanation of alternatives. The bid should identify the membrane, supporting layers, preparation and application method. A board can then review why that route is recommended and what practical conditions must be met before work proceeds, instead of approving a familiar label without its assembly details.

Questions / Answers

Before the work begins.

Is torch down the same as modified bitumen?

No. Torch down is an application method. Modified bitumen is a roofing material family that can use several methods, depending on the product and assembly.

Does torch down use an open flame?

Yes. The proposed work needs to address substrate suitability, qualifications, procedures and applicable project requirements. Owners should discuss the method before approving the scope.

Can SBS roofing be torch applied?

Some SBS sheets are designed for heat welding. The method must match the specific product and assembly; it should not be assumed for every SBS sheet.

What alternatives avoid torch application?

Depending on the assembly, options include cold-applied or self-adhered asphaltic systems and single-ply membranes such as TPO, PVC and EPDM.

Can TPO go over an existing torch down roof?

Sometimes, using a suitable manufacturer-approved recover design. Moisture, condition, code and material compatibility need evaluation before existing roofing remains.

How long will a torch down roof last?

No fixed lifespan applies to every roof. Assembly, installation, drainage, condition and maintenance matter. A manufacturer guarantee term should not be presented as a service-life prediction.
