Roof education / Modified bitumen

Know the roof you have.

Modified bitumen remains on existing commercial buildings. Single-ply roofing has largely replaced it, but an existing roof deserves a condition-based decision.

Start with the existing assembly.

Modified bitumen is an asphalt-based roofing material, generally installed as part of a layered assembly. Age alone does not establish the cause of a leak or the right repair.

Look at seams, flashings, drainage and the condition of the underlying assembly before defining the work.

Repair or plan a replacement.

Dior Construction provides modified bitumen repairs and replacement. An assessment should address where water is entering, the extent of deterioration and whether the roof assembly contains moisture.

When replacement is appropriate, compare the available single-ply systems against your building conditions and project requirements.

Built-Up Roofing, BUR and Rolled Roofing

Built-up roofing is an older asphaltic low-slope system assembled from multiple layers. Understanding those layers helps owners distinguish a commercial roof assembly from the loose labels tar and gravel or rolled roofing.

Modified Bitumen Roof Cost and Lifespan

Published modified bitumen prices vary because the sources describe different scopes and use different estimating assumptions. Treat those ranges as background for planning, then assess the actual roof before requesting a project bid.

Modified Bitumen Roof Repair and Maintenance

An aging asphaltic roof deserves diagnosis before a repair product or replacement system is selected. Dior Construction helps property teams evaluate the visible problem, moisture beneath the surface and the scope needed to address both.

Modified Bitumen vs TPO for Commercial Roofs

Modified bitumen uses asphaltic sheets in a multilayer system, while TPO uses a thermoplastic single-ply membrane with hot-air-welded seams. The decision should follow the roof condition, building use and complete proposed assembly.

SBS vs APP Modified Bitumen Roofing

SBS and APP are different ways of modifying asphalt for roofing sheets. The distinction matters for flexibility, application and repair, but neither label replaces a complete assessment of the building and roof assembly.

Torch Down Roofing for Commercial Buildings

Torch down describes an application method used with certain modified bitumen roofing sheets. It is an older asphaltic approach that still has a role, but owners should compare its installation constraints with modern single-ply alternatives.
