Commercial roofing systems
TPO is a single-ply option for low-slope commercial and multifamily roofs. Dior Construction helps owners compare the membrane, the underlying assembly and the work needed to keep the building operating.
Request a BidTPO stands for thermoplastic polyolefin. It is a single-ply membrane with seams joined by hot-air welding. GAF offers white and colored TPO membranes for low-slope buildings, including offices, retail properties, warehouses and schools. The membrane provides the weathering surface, while insulation, cover boards, attachment, flashings and perimeter details complete the assembly.
For an owner, the useful question is how that assembly fits the building. A broad warehouse roof and a multifamily roof crowded with equipment can require different detailing even when both use TPO. Existing moisture, drainage, roof access and the condition of the deck belong in the discussion before a membrane is selected.
Ask for a proposal that identifies the roof system beyond the letters TPO. It should explain the intended membrane, attachment approach, insulation and details around drains and equipment. That information gives a property manager or board a clearer basis for comparing bids than a product name by itself.
GAF's commercial range includes EverGuard TPO and EverGuard Extreme TPO. Its catalogue describes Extreme as having an enhanced weathering package and identifies high-heat and solar applications among its uses. That is a manufacturer description of a product family, not a statement that every commercial building needs Extreme.
The range also includes smooth membranes, fleece-back membranes and self-adhered options. Each addresses a different installation or assembly question. Fleece-back products are relevant to certain recover designs, while self-adhered products can be considered where solvent odor is an operational concern. Product selection still has to follow the proposed assembly and its requirements.
Do not treat the presence of a particular product in a catalogue as confirmation that it will be installed on your property. The written scope should identify the actual selection and explain why it fits the roof. Dior Construction can discuss GAF system options without assuming that a particular product line suits every job or every existing substrate.
GAF describes several TPO installation approaches, including mechanical attachment, induction welding, adhered assemblies and self-adhered membranes. These are different ways of securing a designed system. They should be evaluated with the substrate, the existing roof and the intended guarantee rather than selected from a short list without context.
Occupied buildings add practical questions. Where are the air intakes? Which entrances and loading areas must remain available? When do maintenance staff need roof access? A board or facility manager can include those constraints in the bid request so the proposed work accounts for daily operations. Discuss odor concerns before an adhesive approach is selected.
The scope should also explain how equipment and penetrations will be addressed. A drawing or clear description of transitions can help the owner's team understand what is included. Installation planning cannot remove every inconvenience, but a proposal that recognizes the building's use is more useful than a membrane description with no discussion of access or sequencing.
A TPO recover places a new roof over an existing assembly that is suitable to remain. GAF markets fleece-back membranes for recover work, including certain existing asphaltic roofs. That availability does not make every aging roof a recover candidate. The existing assembly needs a condition assessment, moisture investigation, code review and a manufacturer-approved design.
Wet insulation cannot be made sound by hiding it beneath a new sheet. Areas of moisture and deterioration need to be identified and addressed before a recover can be evaluated. The proposal should state what the investigation found, what material would remain and what must be removed. Read more about these decisions on our commercial roof recover page.
A tear-off may be the appropriate route when the existing condition, deck, moisture findings or applicable requirements prevent a suitable recover. Ask for an explanation tied to your building. Avoid deciding solely from the appeal of less demolition or from a blanket claim that all existing roofs must be removed.
TPO is one option alongside PVC and PVC KEE, EPDM and asphaltic systems. PVC deserves consideration where chemical or grease exposure is part of the roof's use. EPDM remains relevant in heating-dominated climates. Modified bitumen can make sense where multilayer redundancy and demanding roof use are priorities.
Insulation and cover boards deserve their own comparison. GAF offers flat and tapered polyiso insulation and several cover board types. Ask how the proposed assembly addresses insulation requirements, drainage and the surface beneath the membrane. Our insulation guide explains those components without treating a membrane change as the whole project.
Dior Construction is a GAF GoldElite Commercial Contractor. That tier can offer GAF Diamond Pledge NDL guarantees up to 25 years on qualifying systems. Eligibility and additional requirements apply. The actual guarantee must match the specified assembly and issued documents; it is separate from a prediction of how long a roof will remain in service.
Start with the building address, current roof information, leak history and any available plans or warranty documents. Tell the contractor whether you need a repair decision, a replacement budget or a bid against an existing specification. Include operational concerns such as tenant communication, delivery access and equipment service arrangements.
For a board review, ask that alternatives explain what changes between them. A recover option and a tear-off option should identify what remains, what is removed and how insulation and details are addressed. Any proposed guarantee should be named in writing. This makes it easier to compare scope before comparing the final price.
Dior Construction has been in business since 2014 and is licensed, bonded and insured. Based in Bergenfield, New Jersey, we serve all of New Jersey, Pennsylvania and Connecticut, plus New York outside the five boroughs of New York City. We work with commercial owners and multifamily communities planning roofing and exterior work. Request a bid or roof assessment to discuss a TPO system for your property.
Questions / Answers
TPO is a thermoplastic polyolefin single-ply membrane used on low-slope roofs. Its seams are joined by hot-air welding, and the roof also includes supporting insulation, attachment and flashing details.
GAF describes EverGuard Extreme as using an enhanced weathering package, including for high-heat and solar applications. Selection should follow the building conditions and approved assembly.
Sometimes. A suitable recover requires a moisture investigation, code review and manufacturer-approved assembly. Fleece-back products are available for certain recover designs.
No. The insulation scope depends on the existing assembly, project requirements and drainage design. Ask for insulation and cover boards to be identified separately in the proposal.
A GoldElite contractor can offer GAF Diamond Pledge NDL guarantees up to 25 years on qualifying systems. Additional requirements apply, and the issued guarantee controls coverage.
Yes. Include resident access, equipment locations and scheduling constraints with the assessment request so the roofing discussion accounts for how the property operates.
