Commercial roofing systems
Dior Construction services EPDM roofs as part of its commercial roofing work. An assessment can help you compare targeted repairs, restoration, replacement and conversion without assuming the existing membrane must change.
Request a BidEPDM is a thermoset rubber single-ply membrane commonly associated with black commercial roofs. Unlike TPO and PVC, its seams are typically joined with adhesives or tapes rather than thermoplastic hot-air welding. GAF's membrane comparison notes that these seams may need ongoing maintenance and that black EPDM absorbs heat.
That same comparison recognizes EPDM's continued use in colder, heating-dominated climates. A black membrane is not inherently a reason to replace an otherwise serviceable roof. The condition of the sheet, seams, flashings and underlying assembly should guide the decision. Owners need an assessment of their roof, not a general verdict based on its color.
Gather any records identifying the membrane manufacturer, past repairs and current warranty. Those documents help establish what is already installed and which requirements apply. If records are missing, explain that at the assessment stage. An EPDM repair or replacement proposal should identify the existing system rather than assume that all rubber roofs have identical details or material requirements.
GAF does not make an EPDM membrane. Its commercial membrane families include TPO, PVC, PVC KEE and asphaltic products, alongside liquid-applied and hybrid options. GAF materials may refer to EPDM as an existing substrate for compatible coatings or adhesives. That does not turn EPDM into a GAF membrane product.
Dior Construction's GAF GoldElite commercial status is therefore separate from the identity of an existing EPDM roof. An EPDM membrane is not a GAF product, so an EPDM replacement does not automatically qualify for a GAF roof guarantee. Manufacturer, assembly and coverage need to be stated accurately in the written proposal.
If the discussion includes conversion to a qualifying GAF system, the new system can be evaluated on its own terms. If it includes work on the existing EPDM, ask which products and manufacturer instructions apply. This distinction keeps the service decision clear and prevents a commercial credential from becoming an unsupported product or warranty claim.
An EPDM leak does not, by itself, establish that the whole roof needs replacement. Seams, flashing transitions and prior repair areas deserve attention during an assessment. The owner's leak history can help identify recurring concerns, but the condition of the assembly needs to be evaluated before choosing the repair scope.
Ask whether the investigation indicates a localized issue or a broader moisture problem. A surface repair cannot make wet insulation dry or restore unsound material beneath the membrane. If moisture findings call for removal, the proposal should identify that work rather than describe the project only as sealing a visible opening.
Repair materials need to suit the existing system and follow applicable manufacturer requirements. Keep the resulting scope and repair records with the building's roof documents. For an active problem, use our emergency leak repair page to request help and provide the leak location, available roof information and the areas of the building currently affected.
A compatible coating system may be an option for an EPDM roof that is suitable for restoration. GAF lists EPDM among the substrates to which its HydroStop system can bond. That is a product capability, not a finding that your existing roof is sound, dry or ready to receive a coating.
The assessment should address moisture, adhesion and substrate preparation before a restoration scope is proposed. Coating a deteriorated assembly does not solve the condition beneath it. Ask how seams and details will be handled and which existing conditions must be repaired or removed before coating work could proceed.
GAF coatings guarantees require a separate certification track, CoatingsPro or CoatingsPro+. GoldElite commercial status alone does not establish eligibility to offer those guarantees. No coatings guarantee should be assumed for Dior Construction from its GoldElite credential. Our roof coatings guide explains the distinction between a restoration option, product compatibility and any guarantee that may be available through an appropriately certified contractor.
Replacement may keep an EPDM approach or change the roof to a different system. Conversion options include TPO and PVC, which use hot-air-welded seams. The choice should reflect the building's exposure, operating needs and existing assembly rather than a promise that changing membrane chemistry resolves every roof problem.
An existing EPDM roof may also prompt a recover discussion. Whether material can remain depends on moisture, condition, applicable code and a manufacturer-approved assembly. A new membrane over an unsuitable roof is not a substitute for addressing the underlying deficiencies. Compare a recover scope with the removal work that a replacement would require.
For a board evaluating alternatives, ask that both options identify insulation, cover boards, attachment and flashing work. Include the proposed warranty provider and coverage in the comparison. Keeping those items visible makes it easier to understand what changes when the recommendation moves from repairing EPDM to installing a different complete roof system.
Tell us whether your priority is stopping a current leak, extending the service of the existing roof or planning a replacement. Share the roof's known history, previous scopes and any guarantee documents. For occupied buildings, include access restrictions, equipment service needs and the people who must review a proposed work schedule.
A useful bid should separate confirmed conditions from assumptions that require further investigation. Ask for a clear description of material to remain, material to be removed and the intended system. For portfolios and multifamily communities, identify which building or roof area the scope covers so records remain useful after the work.
Dior Construction has been in business since 2014 and is licensed, bonded and insured. Our headquarters is in Bergenfield, New Jersey. We serve all of New Jersey, Pennsylvania and Connecticut, plus New York outside the five boroughs of New York City. Request a bid or roof assessment to compare repair, coating, replacement or conversion options for your EPDM roof.
Questions / Answers
Yes. Dior Construction services EPDM roofs and can assess repair, replacement, restoration and conversion options based on the existing assembly.
No. GAF does not make an EPDM membrane. References to EPDM in its coatings or adhesive literature describe an existing substrate, not a GAF membrane line.
Potentially, with a compatible system and suitable existing conditions. Moisture, preparation and adhesion need evaluation. Wet or unsound underlying material must be addressed first.
No. Assess the existing condition and compare the building requirements. Repairing serviceable EPDM may make sense, while conversion can be considered when replacement or a suitable recover is needed.
It does not establish a GAF guarantee for an EPDM membrane. Any proposed coverage needs an identified provider, eligible assembly and written terms.
Include the building location, leak history, available manufacturer information, previous repair records and any warranty documents. Also identify occupied-building access and scheduling concerns.
