Modified Bitumen Roof Cost and Lifespan
Published modified bitumen prices vary because the sources describe different scopes and use different estimating assumptions. Treat those ranges as background for planning, then assess the actual roof before requesting a project bid.
Request a BidPublished ranges describe different projects
GAF's November 2025 torch down roofing article gives a published range of $3.50 to $7.00 per square foot for materials and installation. This is GAF's manufacturer-published torch down range, reviewed in October 2026. It is not a Dior Construction price or a quote for your property.
Roof Observations' 2026 modified bitumen cost guide gives a self-reported estimating range of $9.13 to $12.63 per square foot for new two- or three-ply work without tear-off. The same guide gives $16.73 to $20.23 per square foot with tear-off and insulation to code. These are that independent guide's published estimates, not local bids or manufacturer prices.
Do not combine the ranges into one purported market price. They differ in scope and estimating basis, and the sources disagree. Their useful message is that a price per square foot needs an explanation of what construction it includes before an owner can use it in a budget discussion.
Understand what the bid actually includes
A project may include targeted repair, a recover over suitable existing roofing or removal and replacement. Those are different scopes. The existing condition determines whether material can remain, and moisture findings may add removal work that a simple surface description leaves out. A generic published price cannot establish those conditions.
Insulation, cover boards, drainage work and details around equipment also need to be identified. Ask whether the bid accounts for the same items as another proposal. Building access and occupied-property constraints belong in the discussion as well. Without a common scope, the final prices may be difficult to compare even when the membrane names match.
For a board preparing a capital review, request assumptions in writing. Identify what has been investigated and what remains uncertain. The aim is not to predict a project price from an online range; it is to understand which building-specific decisions a contractor needs to price. Keep that scope with the bid so future reviewers can see what the budget actually covered.
Recover and tear-off change the work
An owner may reasonably ask whether the existing roof can stay. GAF markets fleece-back TPO and PVC products for suitable recover applications, including certain asphaltic roofs. A recover still requires moisture investigation, condition assessment, code review and a manufacturer-approved assembly. Product availability does not establish feasibility for a particular property.
Wet insulation and unsound material must be addressed. If those conditions prevent suitable retention, removal is part of the work rather than an optional upgrade. Our roof recover guide explains why an overlay recommendation needs supporting findings and how it differs from coating an existing surface.
When comparing alternatives, have each bid identify retained material, removal, insulation and preparation. A recover and tear-off comparison can then explain a difference in construction instead of suggesting that a membrane name alone determines cost. The published ranges above cannot answer that question because they were not developed from an assessment of your building or a common project specification.
Lifespan is different from a guarantee term
A guarantee describes coverage for a period under stated conditions. It does not promise that a roof will need no maintenance, that every leak is covered or that the roof will reach a fixed age before a replacement decision. That distinction matters when an owner sees a warranty term presented as expected service life.
Dior Construction is a GAF GoldElite Commercial Contractor. A GoldElite contractor can offer GAF Diamond Pledge NDL guarantees up to 25 years on qualifying systems. Additional requirements apply. The actual program and term depend on the eligible assembly and issued documents, not simply on a roof being described as modified bitumen.
Use the assessment to plan around actual condition rather than a universal lifespan estimate. Installation, assembly, drainage, maintenance and current condition all belong in that review. Vendor lifespan estimates should not be treated as a promise for your property. The guarantee explainer describes the coverage questions to review separately from the building's repair and replacement planning.
Compare ongoing care and replacement alternatives
Modified bitumen is older technology with continuing uses, including multilayer redundancy for some demanding roofs. A serviceable assembly may warrant compatible repairs or a restoration evaluation. Coatings require a suitable, dry assembly and appropriate preparation; they are not a remedy for wet insulation or deteriorated material beneath the surface.
When replacement is needed, compare modern single-ply options as complete assemblies. TPO offers hot-air-welded seams and several product formats. PVC provides a different exposure and compatibility discussion, while EPDM remains relevant in heating-dominated climates. A material comparison should not become an unsupported claim that one system is always less expensive or always lasts longer.
Ask how each option addresses future access, maintenance and the building's roof use. Those questions help an owner understand responsibilities beyond initial construction. The modified bitumen hub provides system context, and the TPO comparison explains where single-ply and asphaltic approaches differ without assigning an invented financial return to either.
Build a budget from the property assessment
Provide available plans, current roof information, known leaks and previous repair records. Explain whether you need an early planning discussion, a repair scope or a bid against a prepared specification. Include access and scheduling constraints so the proposed work reflects how the occupied property operates.
For a board or owner reviewing alternatives, ask for the same condition assumptions and construction items in each option. Request a clear statement of the intended assembly and any proposed guarantee. If further investigation is needed before the scope can be settled, have that identified instead of relying on a broad price range to fill the gap.
Dior Construction has been in business since 2014 and is licensed, bonded and insured. Based in Bergenfield, New Jersey, we serve all of New Jersey, Pennsylvania and Connecticut, plus New York outside the five boroughs of New York City. Questions / Answers
Before the work begins.
How much does modified bitumen roofing cost per square foot?
Published sources differ. GAF's published torch down range is $3.50 to $7.00 per square foot for materials and installation. Roof Observations' 2026 estimates describe different scopes. None is a Dior Construction price.
Why do published prices differ so much?
The sources use different estimating assumptions and scopes, including whether removal and insulation are included. They should not be averaged into a single project price.
Does tear-off change the roofing scope?
Yes. Removal, moisture-related work and replacement insulation can make a project materially different from new work without tear-off. The existing condition needs assessment.
How long will a modified bitumen roof last?
There is no universal lifespan promise here. Assembly, installation, drainage, condition and maintenance matter. A guarantee term is a coverage period, not a service-life prediction.
Is TPO always cheaper than modified bitumen?
That cannot be assumed for an individual building. Compare written scopes with consistent removal, insulation, attachment and detail requirements before comparing project prices.
Does a coating automatically add a fixed service life?
No. Coatings require suitable conditions and a compatible system. How much life a coating adds depends on the roof's condition, and GAF coatings guarantees carry their own certification requirements.
